Next Steps

  • Our team will discuss and collaborate with you to establish your vision and maximize the potential for the project. During this initial stage, we help build the project understanding, introduce you to the design-to-build process, and assemble the project team and consultants.

  • Next, we will conduct a feasibility study to evaluate the site’s development potential by analyzing land use regulations, site constraints, and design opportunities (such as solar access and views). This step includes due diligence research and continued coordination between our internal project team and external consultants.

  • Following the feasibility study, we do a big design push! This is the fun part. During the schematic design phase, we help translate your program and project goals into preliminary design concepts by exploring spatial organization, site considerations, and potential regulatory requirements.

  • To get your project ready for construction, we develop detailed drawings and specifications based on the approved schematic design. These documents include building code analysis and submittal materials required for agency plan check review. This phase ensures that your project is fully documented for permitting and construction.

  • We provide project management and construction administration from design through construction. This includes managing consultants, facilitating agency reviews, and complying with regulations during permitting. Throughout construction, we support the general contractor, respond to requests for information, and review submittals to ensure that your project is built in alignment with the design intent. Together, each of these steps upholds the integrity of the design from planning to the completion of the

“Surprisingly, three of my favorite projects from last year came from the same small studio: Utica. With a combination of deep research and spontaneous wit, their practice has injected new ideas into an architectural landscape that desperately needs them.”
