Overview:
Designed in a classic California architectural style, the Gateway Plaza welcomes the public to Pismo Beach. By creating a pedestrian centric street, this project activates an underutilized corner and promotes walkability within the boutique shopping areas. While the project offers commercial frontage along the street, the two upper floors accommodate residential condominiums with common open spaces and individual private use decks.
This project creates a lively streetscape that blends living, shopping, dining, and gathering in one connected setting. With several dedicated affordable housing units for local residents—the project not only delivers much-needed housing diversity but also strengthens the social and economic fabric of downtown Pismo Beach.
A visitor center and inviting public spaces further reinforce the project’s role as a civic gateway, introducing people to the coastal charm and hospitality of the city. The development activates a key entry point and indicates a forward-looking investment in the community’s future. Gateway Plaza embodies the city’s commitment to smart growth—supporting housing, economic development, and placemaking—while establishing an enduring landmark that welcomes everyone to Pismo Beach.
